Nobody thinks about their boiler in August, which is exactly the argument for doing it. Bigger Is Not Better
The most common boiler replacement mistake in Brooklyn is copying the nameplate off the old unit. That boiler was sized for the house as it existed decades ago, drafty, uninsulated, single-pane, and it was probably oversized even then, because oversizing was the era's insurance policy. One wall-hung unit handles the heating and makes domestic hot water on demand, which retires both the old boiler and the water heater tank in a single move and returns a startling amount of cellar floor.
The sizing conversation is the whole ballgame. Hot water demand, not heating load, usually drives the pick, and a household running two showers and a dishwasher at 7 a.m. can outpace a small combi. For a one-bath or two-bath row house, it's often the cleanest answer available. For a three-family with morning rush hour in every unit, a different design wins.
Steam Is Its Own Country
Plenty of central Brooklyn still heats with steam, and replacing a steam boiler follows different physics entirely. It doesn't get sized to the house's heat loss at all. It gets sized to the total connected radiator surface it has to fill with steam, measured the old way, because steam has to reach the last radiator in Williamsburg the same as the first, insulation be damned.
The piping immediately around a new steam boiler decides whether it behaves. The header, the equalizer, the way the risers come off, all of it per the manufacturer's drawing, not per whatever the old boiler had. And a fresh steam boiler wants skimming in its first weeks, drawing off the manufacturing oils that otherwise make the water surge and the radiators spit. None of this is exotic. All of it separates the crews who do steam from the crews who merely agree to.
One more thing steam owners ask: converting to hot water. Possible, expensive, and it means touching piping through the whole building. Usually the honest answer is a properly sized, properly piped new steam boiler.
Installation Week, and the Boring Paperwork
A good replacement leaves evidence. The permit filed under a licensed plumber's name and the inspection passed, on the record for the day the house sells. A combustion analysis at startup with the numbers printed out, not a technician nodding at a flame. A look at the chimney when the new boiler vents out the side wall, because a water heater left alone on a suddenly oversized flue can start drafting badly, a quiet problem worth catching that same day. Warranty registered before the truck pulls away.
Old out, new in, numbers on paper. In August that's a scheduled week with hot water back by dinner. In January it's a scramble. The boiler doesn't care which one you pick. Your household will.
